xAI "MACROHARDRR" data center, Southaven
A $20 billion-plus investment the state calls the largest corporate investment in Mississippi history, announced January 2026, with "hundreds of permanent jobs" promised across DeSoto County.
What it means for real estate: more jobs and construction crews mean more demand for rentals and starter homes nearby. Gas-turbine noise has been a sore spot for some Southaven neighbors, so location matters if you're buying close by.

Southaven aldermen approved a data center of about 660,000 sq ft on the 51-acre site of the city's old training facility in September 2026. The company gave the city $40 million toward a new training facility as part of a land swap.
What it means for real estate: it's the company's fifth data center in the Memphis area. Watch nearby home prices along Tulane and Stanton Roads as construction starts.

A request to rezone about 1,200 acres from agricultural-residential to light industrial (M-1), widely believed to be for a data center. The Walls Planning Commission voted it down on September 22, 2026, in front of about 350 people. The Mayor and Board of Aldermen make the final call.
What it means for real estate: if you own land or a home near this area, the aldermen's vote could change what gets built next to you. I'll update this when they decide.

On August 18, 2026, Olive Branch aldermen made data centers a conditional use in its M-1 and M-2 industrial zones instead of an automatic one, with tiered setbacks plus noise and utility requirements.
What it means for real estate: a data center can't simply go up on any industrial lot in Olive Branch anymore. That's added protection for nearby neighborhoods.

A 251-acre mixed-use development on McIngvale Road across from the new Hernando High School. Plans call for about 807 homes (561 single-family, 92 townhomes and condos, 154 loft apartments), shops and offices now leasing, and a Dan Maddox YMCA with a water park, slated to start construction in 2026.
What it means for real estate: this is Hernando's biggest new neighborhood. New construction competition plus new amenities nearby usually helps resale values in the surrounding area.

A commercial-only development at the northeast corner of I-269 and McIngvale Road, rezoned to a planned unit development by Hernando aldermen.
What it means for real estate: with Delta Landing across the road, the McIngvale and I-269 corner is becoming Hernando's next commercial hub.

Announced September 28, 2026. It still needs site plan review and Board of Aldermen approval before building permits.
What it means for real estate: extended-stay hotels follow workers. It's another sign of job and construction growth along the I-55 and I-69 corridor.

Southaven's October 6, 2026 agenda included design review for an office complex at the southwest corner of Goodman Road and Tchulahoma Road, a minor subdivision (Taylor Estates) off Star Landing Road east of Baptist Road, and the final change order on the Getwell Road widening.
What it means for real estate: a finished Getwell widening means easier commutes for the neighborhoods along it.
