Moving to Hernando, MS? 10 things to know first
I live in Hernando and help people buy and sell homes across DeSoto County. Here is what I'd want you to know before you make the move, in plain English.

1.Hernando isn't as cheap as you might think
People hear "Mississippi" and expect bargain prices. Hernando is one of the higher-priced communities in DeSoto County. In the August 2026 market snapshot, the median listing price looked like this:
| Community | Median listing price (Aug 2026) |
|---|---|
| Hernando | about $461,000 |
| Olive Branch | about $398,000 |
| Southaven | about $315,000 |
| Horn Lake | about $206,000 |
That's a median, not a price tag. There are homes in Hernando well above and below that number.
2.Being close to Memphis is a big deal
Hernando gives you access to Memphis without living in Memphis. But don't judge your commute by the map. Figure out where you'll work, look at the route, then check it at the time of day you'll actually be driving. A 20 or 30 mile drive can feel very different at 7:30 a.m.
3.Hernando, Southaven and Olive Branch don't feel the same
- Southaven: the most built-up suburban and shopping feel, with easy access toward Memphis.
- Olive Branch: a lot of growth and newer subdivisions.
- Hernando: the courthouse square, locally owned restaurants, community events and more of a small-town feel.
None of them is "better." Spend a day in each one. Get lunch, walk the square, visit a park, and see which one feels right to you.
4.Your housing dollar goes further in some places than others
Look at the price table above again. Don't start your search with "I need a house in DeSoto County." Start with your budget and the lifestyle you want, then work backward. Your budget may point you somewhere you didn't expect.
5.The area is growing fast
Hernando's population was estimated at just under 19,000 in July 2025, up from about 17,000 in the 2020 census, roughly a 10% jump. DeSoto County had about 890 new homes authorized by building permits in 2025. Don't just ask what a neighborhood looks like today. Ask what will be built around it in the next five years.
6.Small-town feel, but not the middle of nowhere
You can walk the square, grab a bite, run a 5K, and still be close to everything DeSoto County and Memphis have to offer. If you're coming from a big metro, that mix is one of the best parts of living here.
7.Don't just look at the house payment
Your real monthly cost includes:
- Property taxes
- Homeowners insurance (and flood insurance on some properties)
- Utilities
- HOA fees
- Maintenance and repairs
Two houses with the same price can have very different monthly costs. Try the mortgage calculator to see the full picture.
8.New construction is everywhere, but new doesn't always mean better
Before you fall for the new kitchen, ask:
- What is the builder's reputation?
- What's included in the base price, and what do upgrades really cost?
- What are the HOA fees?
- What does the builder warranty actually cover?
- How big are the lots?
- What will the neighborhood look like when it's finished, and how long will construction last?
9.The market moves at different speeds in each town
In August 2026, DeSoto County had about 1,400 active listings, a median listing price around $380,000 and a median of 62 days on market. But by town, it looked different:
| Community | Median days on market |
|---|---|
| Hernando | about 67 |
| Olive Branch | about 64 |
| Southaven | about 59 |
| Horn Lake | about 40 |
When someone tells you what "the DeSoto County market" is doing, ask which part of it.
10.The real question
Don't ask "Is Hernando a good place to live?" Ask "Is Hernando a good fit for me?" If you want a smaller community, a real downtown, access to Memphis, parks and local events, put it on your list. If not, another part of DeSoto County might fit you better, and that's fine. There is no perfect place, just the one that fits your budget and the way you live.
